Our Process for Commercial Floor Scrubbing & Waxing

Our scrub & wax (scrub & recoat) refreshes finish without a full strip—perfect between strip & wax cycles. We machine scrub to remove top soil/finish, neutralize and rinse, then apply 1–2 coats for a uniform, protected surface across VCT, LVT, vinyl sheet, and linoleum. After-hours available throughout Miami-Dade, Broward, and Palm Beach.

1. Sweep & edge detail

Remove dust and debris; brush corners, edges, and transitions to prep for an even scrub.

2. Machine scrub

Autoscrubber or low-RPM machine with the right pad and low-odor chemistry lifts top soil and dull finish without damaging the floor.

3. Rinse & neutralize

Fresh-water recovery and pH neutralization so the new wax/finish bonds cleanly and resists haze.

4. Apply 1–2 coats

Even coats of commercial floor finish restore gloss and protection with slip-resistant traction.

5. Final inspection & walk-ready

Walkthrough for uniform sheen; light foot traffic typically allowed once the final coat flashes dry.

What is floor scrubbing and waxing?

It is a maintenance service that machine scrubs the top soil and worn finish, then applies one or two coats of new finish. It refreshes gloss and protection without a full strip.

What is the difference between scrub and wax vs strip and wax?

Scrub and wax removes the top layers of soil and finish, then recoats. Strip and wax removes all finish down to the tile and builds multiple new coats for a full reset.

How often should we do scrub and wax?

Most offices and retail spaces schedule every three to six months. Clinics and high traffic areas often schedule every one to three months between full strip cycles.

How long does it take and when can we walk on it?

Many sites finish in one visit. Light foot traffic is usually fine once the final coat flashes dry, often in about 30 to 60 minutes. Heavy items and chair casters need 24 to 48 hours.

Which floors are best for scrub and wax?

VCT, LVT, vinyl sheet, and linoleum. Stone and tile with grout usually require a different deep cleaning process rather than finish.

Do you work after hours or on weekends?

Yes. Night and weekend scheduling is available so floors are ready before opening across Miami-Dade, Broward, and Palm Beach.

Will the products leave strong odors or damage floors?

We use low odor, pH appropriate chemistry and correct pads. We test a small area first, protect baseboards, and manage ventilation. SDS is available on request.

How many coats of finish do you apply?

Usually one or two coats during a scrub and wax to refresh gloss and protection. A full strip and wax typically uses three to five coats.

How do you price the work?

Pricing depends on square footage, floor type, soil level, access, and schedule. We provide a free on site assessment and a written quote. Minimums may apply.

How should we prepare the area?

Please clear loose items, cords, and small furniture if possible. We advise on large fixtures during the walkthrough and protect sensitive areas during the work.
