Our Process for Commercial Floor Stripping & Waxing

We strip and wax commercial floors—removing old finish, soils, and scuffs—then apply fresh coats for a durable, high-gloss result. Ideal for VCT floor waxing, LVT, and vinyl sheet in offices, clinics, schools, and retail. Neutralization and proper cure times help prevent re-soiling and keep shine longer.

1. Floor inspection & prep

Assess VCT/LVT/linoleum condition, identify high-traffic wear, protect baseboards/fixtures, and remove debris for an even strip.

2. Wax removal (stripping)

Apply professional stripper and dwell; agitate with low-RPM machines and edge tools to lift old wax, dirt, and scuffs wall-to-wall.

3. Neutralize & rinse

Thorough rinse and pH neutralization so new finish bonds correctly and resists haze or premature dulling.

4. Finish application

Apply multiple even coats of commercial floor finish for gloss, protection, and slip-resistant traction. Dry times observed between coats.

5. Final buff & inspection

Optional high-speed burnish for extra pop; walkthrough ensures uniform appearance and clean edges. After-hours service available.

Floor Stripping & Waxing FAQ

Answers to common questions about commercial strip and wax service in South Florida.

How often should commercial floors be stripped and waxed?

Most facilities schedule a full strip and wax every 6 to 12 months. High-traffic or medical spaces often add periodic scrub and recoat between full strips.

How long does the process take, and when can we walk on it?

Many offices are completed in one night. Light foot traffic is usually fine a few hours after the final coat. Heavier traffic or chair casters may need additional cure time.

Can stripping and waxing be done after hours or on weekends?

Yes. After-hours and weekend scheduling is available so your team returns to a ready-to-use space.

What is the difference between buffing and stripping and waxing?

Buffing or burnishing restores gloss on existing finish. Stripping and waxing removes old finish and applies new coats when floors are worn, yellowed, or heavily scuffed.

Which floor types do you service (VCT, LVT, linoleum, vinyl sheet)?

We service VCT (Vinyl Composition Tile), LVT, linoleum, and commercial vinyl sheet flooring in offices, clinics, schools, retail, and government buildings.

Will stripping chemicals damage our floors or leave strong odors?

No. We use professional chemistry with proper dilution, test small areas first, protect baseboards, and manage ventilation to minimize odor.

How many coats of wax do you apply, and what finish options are available?

Typically 3 to 5 coats depending on traffic and desired sheen. Gloss, semi-gloss, and low-shine options are available with slip-resistant traction.

How do you price stripping and waxing? Is there a minimum charge?

Pricing depends on square footage, soil level, access, and schedule. We provide a free on-site quote and confirm any minimums during the assessment.

Do you move furniture or should we prepare the area first?

We can discuss moving light, non-fixed items. For speed and safety, please clear loose items and cords; we will advise on larger fixtures during the walkthrough.

What maintenance keeps floors looking good between strip and wax visits?

Daily dust mopping, neutral cleaner, walk-off mats, and periodic scrub and recoat extend finish life and reduce the need for full stripping.
